Ensure you are signed up to the site, prior to the end of a month. Most listings are updated on the 2nd and 3rd and 4th day of the month so be familiar with the site, know your code and be ready in advance of those dates. This is the most important time frame to be aware of if you are serious about finding a rental apartment for the following month.
Check the site many times during the first 3-5 days of the month as the updating goes on constantly during that time frame and can change from hour to hour. This is also when everyone is looking for a place for the following month and things can change quickly. Note that there are relatively few updates on the 1st of the month as landlords and building managers or only just receiving notice on the 1st. If the 1st falls on a weekend, there will a number of accounts that won't be updated until the Monday. This is due to the fact that a lot of building managers do not work weekends except in the case of emergencies.
For larger rental buildings that you are interested in, even if there is no vacancy or it's mid-month, give the resident manager a call and see if anything has changed. There is a possibility that someone has given late notice or had to leave prior to the end of the month.
Ensure that you have a list of questions that you want answered when you call a property. Be quick on the phone and leave a message if no one answers your call. For phone messages, repeat your phone number and ensure that you enunciate clearly. If there is no response, it is generally due to the fact that the landlord or property manager has no vacant suites available.
If a property sounds interesting, immediately book an appointment to view it, indicate your strengths as a possible tenant and leave them your name. Remember that you want to give a good impression, especially in low vacancy rate jurisdictions.
When viewing a property have your list of references already typed out or copies of reference letters ready to give to the property manager/owner. Bring your check book, be ready to sign a rental agreement and wear clothes that make you look in the best possible light
